SOLD – DOLLAR TREE – ABINGDON, VIRGINIA

The property is a build to suit for Dollar Tree, which opened in 2017. Dollar Tree, (Nasdaq: DLTR) selected the site due to its high-traffic location in-between a Lowe’s Home Improvement and a Ballad Health Urgent Care Medical Center. The site also faces McDonald’s, Shell Gas Station, Dunkin’, Dairy Queen and Highlands Union bank. Abingdon is a historic town within the Kingsport, Bristol, Tennessee and Virginia and Johnson City Tri-Cities region.
J.H. Winokur worked with the developer and sold the property to a private investor. The private investor purchased the property due to Dollar Tree’s excellent credit rating, S&P and Moody’s investment grade ratings, and the passive nature of the triple net lease. The buyer also described the property’s strong location as additional factors for the investment.
