Surrounded by large office buildings and shopping centers, the property is only 1.3 miles to Doctor’s Community Hospital. Average household income of $94,630 with 272,691 population with five-mile radius. There is tremendous population growth in Greenbelt and the surrounding areas.
The building was completed in 2009 with the ambulatory surgery center opening in 2010. The multi-specialty ambulatory surgery center is a partnership between SurgCenter Development and a group of 7 physician- owners. The property was sold under the existing lease so there were no changes or impact on the annual rent or lease terms. J.H. Winokur sold the property on behalf of the physician real estate owner to a private investor.
